There are several forms that are required when you find a home that you would to make an offer on in the Greater Danbury area.
-Offer To Purchase: This a document that spells out the price, terms and conditions of the real estate purchase.
-Property Disclosures: These are documents that spells out to the best of the sellers knowledge about the house. There are spaces that ask about the age and types of systems, if they are aware of any problems of the systems,etc.
-Lead Based Paint Disclosure: This is required by all sellers of homes built prior to 1978. This requires home sellers to disclosure whether they have knowledge of any lead based paint or any reports available. It is then signed and initialed by the home buyer saying they have reviewed the information, got the lead paint booklet & can inspect the house if desired.
-Inclusion/Exclusion Sheet: This document, which all sellers agents might not have completed. It spells out what is included or not included in the sale of the home, what items may be negotiable and sellers would have to disclose if any of the items are not working at this time.
-Due Diligence: This form is required by my office as it reminds home buyers to perform their own diligence on the property they are purchasing with verifying info from the town hall, performing their own building inspections,etc.
-Affiliated Business Disclosure: This form is also required by my office. It states that we have an insurance division available for our clients to use to obtain their homeowners insurance policy for the new house that they are purchasing. As a home buyer, you are not obligated to use them, it's more of an acknowledgment saying they are available for your use. The division will only get your current address, name and house address that the office has been accepted on and will send you an estimated quote in mail but will not call or email you unless you contact them for any possible business.
