Month of May 2019 – Units sales took a big jump with 58 re-sale homes sold compare to 48 one year ago, a 21% increase. Average Sale Price is up 1.6% to $321k vs last year’s $316k. This improvement is skewed by the sale of a custom home at $920K help to lift the average. Median Sale Price was also up 5.3% to $307.5K suggesting overall market strength. However, on a cost per sq. ft basis, Average Sale Price was flat and Median Sale Price was down 3.4% to $160.6 per foot. Days on Market of 82 is still 67% higher than last year’s 49 days on average. Looking ahead to June 2019, there are 55 re-sale homes currently contingent or under contract/pending.
May YTD 2019 – Another strong month has helped push unit sales total to 195 a 9% increase of prior year’s 179. Sale Price per square foot remain soft with Average Sales Price down 1.4% and Median Sale price down 3.1% to $161.6 & $158.0 respectively. With 42% of the year behind us, we are left with a mixed bag of increased sales, soft prices, and increased days on market.
