As the owner is not bound by the same responsibilities that a real estate agent is, you can expect them to play by slightly different rules. It is a good and a bad thing since it creates more flexibility in terms of negotiation, but at the same time, certain risks may occur, such as concealed information by the owner in order to make the property more desirable, or extra expenses that you most likely would have avoided if the deal was handled by professionals, such as attorney representation, which will undertake some of the duties real estate agents normally do.
