What should you do if you think your home is priced TOO HIGH?

As the sun sets on this early summer night, A Home Seller defied all logic. 6 months ago I met with a home seller whose over priced home expired after 6 months. She re-listed the home her Manchester NH area home with the same agent to give her another chance. 3 Months ago the home expired again, still over priced and still not sold.


I met with her again but she told me my price was too low. She was listing with an out of town agent who said she coudl get more. SO she listed for an even higher price. Today was 3 months from that date. It is 1 year since I first met her. The home is still not sold. The seller still not realizing her home is priced way too high. 


This time, I did not reach out to her seeing her on the expired list. She reached out to me. She saw that I listed and sold a home down the street is less then 2 days. It was the same style, same age, same size and similar condition. "Why did I not sel hers too?, she asked. Well you did not list your home with me I simply said.


That home was priced right. Exactly where it should have been. The home owner simply said "oh". I wonder if she will call tomorrow or if I will see her again in 3 months. The moral of the story is over priced homes are not selling in this market. A seller can not simply ask any price they want. Sales prices are based on facts, real sales and using real data. Not guesses. Not out of town agents and not over pricing a home just becuase.



Perhaps the MOST IMPORTANT message is to share with every consumer that my philosophy is simple, provide more personal and professional service to guide my clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. Those that hire me, find a dedication like no other.

So many seller's think their homes are worth more because... they are not in tune with reality and sometimes when the motivation to move is greater than the motivation for money they will sell their home.  Today's buyers are more educated than ever before and won't buy a home for more than it's worth.  Your advice stands the test of time!!

Good morning, Scott Godzyk I think I would have responded with the fact that "if I showed your property at that list price, I'd be beating a dead horse because it's so overpriced.... if you'd like to know what the fair market value is of your home, I'd be happy to meet with you and give you the comparables that would determine that fair market price range".....  then you'll fully understand why you had no offers....

face to face is best for conversation using the word "listing".... 

just my opinion....

A home will generally always sell if it is priced right.  When it is not, it lingers on the market and becomes shelf worn!
