What is the Real Estate market like? A question I seem to asked no matter where I go in or around the Manchester NH area. There was quite a debate yesterday about New Listings coming on the market. There was a couple of agents at an open house complaining about how few new listings they were seeing.
I paused in my tracks as I am seeing a great deal of new listings hitting the market. I am also seeing a great deal of my new listings going under contract quickly when they are priced right. The lesson that gives is that over priced homes are staying on the market longer. The second lesson is that those agents who are sitting and waiting for sellers to list, are not listing many if any homes.
The one trend I see that stands out the most are Home Sellers who are skipping the "discount" way to list and looking for agents who will provide the most service. They asked for communication, updates and a time line f what happens when.
In the end it is concluded that the order takers and bargain hunters will do their things. But, for the home owner looking to sell their largest asset, they are making sure it is not handled by someone cutting corners.
Perhaps the MOST IMPORTANT message is to share with every consumer that my philosophy is simple, provide more personal and professional service to guide my clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. Those that hire me, find a dedication like no other.
