I haven't even BOUGHT the home yet and you're asking if I can SELL it?
I get it, you're looking at the home's suitability today and I'm crystal balling the future, that day when you just may want to sell that home.
You may be looking at the home and thinking it's a bargain!
As your agent, I'm questioning WHY it's a bargain?
Maybe it's truly a bargain for all the right reasons.
The seller HAS to sell now and we're in the right place at the right time to enjoy the opportunity.
Let's get that offer written and negotiated as quickly as possible!
But what if the home is a bargain for a negative reason?
School quality is sliding.
There's high power lines crossing the property.
There's a busy road next to the home and it's just going to get busier.
The community is VERY dependent on one major employer and the news in the finance section has NOT been good.
The neighbor's dogs make Cujo look like a friendly pup.
We could go on and on with possibilities.
The basic question to ask is "Can these negatives be fixed?". If they can, and for a reasonable price, it may make perfect sense to proceed with the purchase.
If the negatives can't be fixed, assess just how much impact they can have on the home's sale.
We already have some evidence in front of us.
How is the home priced relative to similar homes in the area WITHOUT the negative?
How long has the home been for sale vs. similar homes?
Those two data points can be good telltales on what you should expect years later when it's YOUR turn to be the seller.
