I've been in the real estate industry for years and now my son is following in my footsteps. We have built our business on faith, integrity, communication, and amazing referrals. This business is all about relationships and fostering great connections with buyers, sellers and of course, other agents. The other day I was chatting with an agent that had buyers looking at a home with multiple offers. This agent was well-versed in communication above and beyond the norm. The buyers were their own kids, well, son and daughter in law, and mentioned this to the listing agent. Even though there were 3 offers on the table, this agent went to the listing agent and asked what the sellers really wanted. The buyers had already sold their house and needed a place ASAP. They were willing to close early and offered above asking price with an escalation clause.
The next bit really set me back although it didn't surprise me. The buyer's agent said that the listing agent really wanted to go with their offer because the other two agents submitting offers were jerks.
The listing agent claimed that she had worked with both of the other agents and they were rude, mean, dishonest and non-communicative. Now, while the listing agent couldn't decide which offer to go with, you better believe she relayed this information to her sellers. No one wants to work with a jerk. Of course, if the offers were ridiculously amazing the listing agent would need to put the interest of her sellers above her own concerns but because most of the offers were fairly similar, the listing agent informed the seller of their choices and provided additional information about the other agents. The homeowners agreed and got what they wanted as well as to work with decent, honest, communicative agents.
Just goes to show... our reputation in this business is serious. If we build a business based on under-handed deals, rude comments (even those on social media and in person), and conniving actions, that reputation could seriously cost the client. Be careful what you say and how you do business... your next deal could depend on it.
