I am helping a couple find a house anywhere between Alexandria and Dumfries, Virginia. They want to be within one mile of the Potomac river, near a boat launch or a marina because he is retired, and he whiles away his days sailing.
They want a house priced $650,000 - $1,150,000, with a reasonable list of wishes, including a main level master bedroom, a two car garage, four bedrooms and two+ bathrooms. They want a modern kitchen with a big island, an open concept kitchen, breakfast room, and family room.
There are five houses active, for sale, on the MLS that fit their wishes, within one mile of the Potomac river between Alexandria and Dumfries. All five are older homes with original kitchens and baths; none of them have been updated or upgraded. The would require $110,000 - $120,000 in renovations to tear out walls, reconfigure kitchens, install new cabinets and appliances, resurface/replace hardwood floors, install recessed lighting, and on and on... The bathrooms need renovation. One bedroom next to each master bedroom would be converted to a walkin closet.
Meanwhile, the home builders have virtually run out of land in the target area. The only substantial new homes community is Potomac Shores, where Ryan Homes and Brookfield Homes are down to their last handful of single family homes in the western section of the community. The new single family homes lots in the eastern section are just now being developed by SunCal, and they won't be ready for new homes to be constructed until 2022. Between then and now, only townhouses will be built and sold in Potomac Shores.
