Good morning, Nina - it's not just the level of activity in a neighborhood that matters but the "hotness" factor is important.  I like how you professionally gauge and are able to interpret the "temperature" of a neighborhood.  Your diagnosis should impress buyers/sellers of Charlotte area real estate.

I am finding myself more acclimated to warm markets rather than hot markets. I guess it must be there’s less competition in a warm market. I hope you’re having a great week, Nina Hollander

Nina, This is a nice way to introduce the neighborhood. A hot area should bring the buyers!

Michael Jacobs thanks, Michael. No doubt, there are different ways to guage how hot a neighborhood is from closed sales, to discount, to months of inventory. And it's critical to know what those numbers mean for each individual neighborhood.

Lawrence "Larry" & Sheila Agranoff. Cell: 631-805-4400 hi Sheila and Larry... hopefully the moniker of "hot" gets some interest for people to click through. Everyone likes to think they live in a hot neighborhood.

Ron and Alexandra Seigel thanks, Alexandra... even within a fairly small "region" the market can be very hyperlocal and it's the numbers that tell the story. No shooting from the hip for me!

Hi Nina Hollander - Love that term "Hot Hood"!  My criteria are how many homes are sold and the number of months of inventory.  So Somerset and Hunter Oaks are my top pics. But then again you are the expert and your clients should rely on your knowledge and skill to help them.

Sheri Sperry - MCNE® hi Sheri... our more expensive neighborhoods will always have a higher number of months of inventory, especially the ones that are not very large and don't have many homes for sale ever.

Nina that is a "hot" neighborhood.  I have a feeling you have been responsible for a number of sales in this neighborhood.

George Souto well, I try George. A large portion of my sale are in the Waxhaw are. In fact, closed on a home in Waxhaw just yesterday and have another in contract.
