Wow!  What a great past couple of days.  I wrote a contract on a two-family on Thursday and got it accepted on the same day.  Then on Friday, I showed a new buyer two houses, and she wrote on the second one.  That contract was accepted yesterday ( a ranch in Webster Groves).  Then, on Sunday, a friend called.  He had just been informed by his landlord that they were planning to sell the house he was renting.  He could either purchase it or move.  The house was not worth what they were wanting, so he decided it was time to buy for himself.  I showed him four houses that afternoon, and he wrote on the first one I had originally showed him.  That one was accepted yesterday, too.  So, the last two pretty well fell into my lap.  I'm definitely used to showing twenty+ homes before the buyer decides to write.  So for one to show after two and the other after four, it was pretty amazing. 

If I keep all these deals together and get them closed, I will close five deals in March - $810,000 worth of volume for the month.  Some realtors may not think that is alot, but for having such a dead winter, that's pretty exciting to me.  The best part of it is, that March begins my new anniversary year at Keller Williams, so this will go towards my cap for the year!

My first building inspection is at 9:00 am tomorrow; the second at 1:00 pm.  The third one will be at 9:00 Friday morning.

Met with a potential listing this morning.  Actually, I'm pretty certain I have it.  Probably will sign the listing contract the first week of April.  It's a really nice one - 4 beds, 1.5 bath, in great condition, and the sellers are reasonable about price.  It should move pretty quickly.

Oh, the contract I wrote on Sunday was a little ranch in Tower Grove South that I actually had listed last year.  I had it listed for six months, and we just couldn't move it at the list price.  It expired, and an agent in my office relisted it.  I always liked the house, and if I had more money, I would have purchased it myself for a rental.  It had good bones, just needed updating, carpet removed, and painted.  It has great space.  I really liked the lady who owned it.  She was elderly and had moved into a retirement apartment.  I really felt badly that I couldn't get it sold for her, as I really wanted to help her.  She had three daughters, though, who had to have their input, and they could not agree on anything.  So, it sat there until this weekend.  The children had become more motivated, and realistic.  They accepted our offer, which was fair, I feel, for the things that needs to be done.  My buyer and I are thrilled.  We'll have another great neighbor in Tower Grove South!
