Month of June 2019 – In case you hadn’t noticed, the home sale market in Sun City Texas has picked up. Unit sales in June of 46 properties is 18% ahead of prior year. Average Sale Price is $302.4k, a 1.1% decline from one a year ago. Median Sales Price is down just ½ of a percent to $286.2K. Days on market have improved this year, but still 39% longer than last year at 75 days. Perhaps the most positive indicator is that even hard to sell homes are going under contract and selling out of inventory. Looking ahead to July 2019, there are 56 re-sale homes currently contingent or under contract/pending.
June YTD 2019 – Unit volume of 242 properties sold is 11% ahead of this time last year. Average Sale Price is up 1.9%, but helped in large part by a custom home sale pulling up the average. On a cost/Sq. Ft. basis, Average Sale Price is actually down 1.3% vs prior year. The year is now half over. I expect volume to remain healthy and prices will continue to be soft.
