4 Reasons to Sell Your House This Summer
Some of my buyer clients were convinced that they would be in their homes for many years, like ten or twenty. I must admit, sometimes, I get caught by surprise when I receive a call from them to list their home. Life happens! Our family grows or decide it’s time to downsize for many reasons, job relocations, FL heat gets unbearable, desire to be closer to family, move-up, home with a pool, lakefront home, more land, less land. Reasons are plenty and unique to each individual/family.
Once the homeowner makes the decision to sell, they then want to make sure they list at the right time to sell quickly.
When is the best time to list my home? I hear this question often and my answer is always the same. Serious buyers are always out searching for their home regardless of the weather conditions or the season.
As a REALTOR, I follow the market trends monthly, yearly and compare them month over month. Of course, I don’t have a crystal ball to predict the future but some of the trends are pretty much the same year over year. One of them is buying a home in the summer months. Families with school-aged children prefer to move before the schools start. Buyers also prefer to move when there’s no snow on the ground, it’s a lot easier. So, if you’re thinking about selling your house this summer, here are 4 reasons to consider;
-Buyer demand is strong- every market is different, I can only speak for the Central FL housing market which covers Clermont FL. In June 2019, median days on market for Clermont was 25 days. We are seeing multiple offers on homes, especially those that are priced under $250,000.
-There’s less competition- most homeowners do wait until fall to list for different reasons. They have family/friends visiting, planned vacations, summer camps. The last thing on their list is to sell their home. You would be wise to use this to your advantage and list your house this summer.
-Great time to purchase your next home- home prices have been increasing month over month for the past two years. According to CoreLogic, home prices projected to appreciate by 4% over the next year. The longer you wait to sell, the more you will pay for your next home.
-It’s time to start the next chapter- have you ever wanted to do something but waited for the perfect time which never came? Go back to what made you decide to sell your house. I’m certain you have good reasons. Why wait? Do what makes you happy today as tomorrow is not promised.
