Canyon Creek,  Austin TX 78726 is one of the most desired communities in NW Austin. It’s located just off the outer loop of Hwy 620 between Anderson Mill Road and Hwy 2222.

It’s a prestigious master planned neighborhood with 1,330+ homes of really nice people. You’ll find it contains two parks, a Junior Olympic pool, lighted tennis courts, a new community center, nature trails, top notch public schools, close proximity to our lakes and extensive entertainment and dining options.  The number of home sales in the Second Quarter increased by 10% compared to Second Quarter of 2018. The average sold price increased by 8%. Buyers purchased larger homes as evidenced by the increase in the average square footage by 7%.

As of June 30, 2019 there was 1 active home on the market and 11 Contract Pending homes with the average days on market of only 17 days. Sellers who listed in our spring market at market value and staged well were rewarded with offers, often multiple offers! The summer market is continuing strong after a hot, hot spring market. If you’ve been thinking now is the time to sell you are right! Buyers have anxiously been waiting for new listings and before interest rates go up and they are out buying!

 

 

 Second Quarter 2019 Market Summary in Canyon Creek:

- Closed 10% more homes

- 11 Contract Pending Homes

- Inventory is non-existent

- Average Sold price increased by 8%

- Average Sold price per square foot showed negilgible change   

- Days on market are down 61%

- Average list to sell ratio - 100% + (taken from last list price)

- Now is definitely the time to buy or sell
