It’s a numbers game, and these numbers translate to “market like you mean it” if you want listing calls. The first contact a homeowner makes is due to an offline source of marketing. The offering of a Free Market Analysis is what triggers that phone call.
If they do not receive a postcard and/or do not know anyone who sells real estate, they will go online and google “free market analysis in town, state.” Will you be found? The last time I looked, the team had 6 or 7 titles on the first page, and everything above the fold, for a search for “Free Market Analysis in Franklin MA.”
One method of marketing should complement the other, but the most important source to shake that listing fruit from the tree is direct mail marketing. This will be our July mailing with a summer theme.
Listings are difficult find today, and in my area, we need to dig deeply. I spend time every week searching for new listings and follow many different avenues to find them.
