3 Reasons Why Sellers Shouldn't Play the Wait and See Game


If you’re planning on selling your home or even have it on the market now, you have probably heard of home staging. And if you’re like so many sellers, you’re thinking ...I’ll give it a month or so and then if it doesn’t sell, I’ll think what are you waiting forabout staging it. 


Below are 3 reasons why you need to stage your home BEFORE you put that For Sale sign in the front yard. 


  1. You can’t sell your home if no one wants to look at it. 

We all know that everything begins on the Internet these days. Buyers will look online and if your property has few photos, exterior shots only, or the ones they see don’t say “I could be your next home.” then they’re not very likely to add it to the short list they give to their agent. 


Result: missed opportunities to sell your home. 

2. Once an agent or a potential buyer has seen your un-staged home, that image is what will stick with them. 

Yes, you can always stage your home but you may not get a second chance with the agents and buyers who have already seen your property. Even in a seller’s market, many won’t want to waste their time seeing a property they’ve already seen. 


Result: More missed opportunities. 


3. The longer your home is on the market, it is like stale bread on a shelf. 

Agents can see how long a home has been on the market and trust me, all buyers want to know. They will wonder what is wrong with the property. 


Result: More possible missed opportunities. 


Staging doesn’t have to break your budget or disrupt your lifestyle.  Just don’t play the Wait and See game!

George Souto the best thing any seller can do is look at how their property looks on the MLS and ask themselves if this is what they would want to buy.

Good post Kathy. And I agree with you - it's packaging the property. Let me ask you a question if I may - what do your think of virtual staging for online marketing? Staged photos on line, but not physically staged at the property for the viewing - but could be large printed photos at the property to illustrate?

Congratulations on a well deserved feature!

Once people have seen it prior to staging, their perceived value of the house is established. Worn flooring/carpeting, dated decor, and faded wallpaper or dated wall paint colors will be a huge red flag that the home has not been well maintained.

You are so right, get the house ready before it hits the market!  I've seen it happen so many times...a vacant house sits, then it's staged, and it sells!  It's usually worth the expense to do it the first time !

Think of the prospect/buyer that you are showing  your home to as your first date.

Take a shower (clean house) put on clothes that are flattering and tell an interesting story about you. This could be separates that are complimentary to your body type.  Wear layers that you can remove if you need to. The furniture and window coverings accent the rooms and show off the best parts.  They compliment the space and lead the eye to the next level of discovery.

On a first date you are probably polite and a good listener.  The home that a buyer is touring will feel special that you have spent the time and the energy to make the visit enjoyable and when walking in the front door you will want to know more.

Remember that people (on a first date or a first visit looking at a home) make up their mind in just a few seconds and then need to be convinced to progress forward.  Arranging furniture and accessories thoughtfully will allow the buyer to envision themselves "being with you".
