How many times should you have to remind a Buyer what to do?

By

There is things to do and things NOT TO DO when buying a home. The question of the day is "HOW MANY TIMES SHOULD THE AGENT REMIND THAT BUYER?" This question is brought to you through a recent experience as the Listing Agent selling a Manchester NH area home.

How many said 2-3 times? How many said 4 or more times? How many of you said only once?

This is where the twist comes in. The buyer was NEVER given any tips or a talk what to do or most important what not to do by their buyer agent. So when the buyer quit their job 2 weeks before closing, everyone was shocked, but should they have been? Yes, the buyer quits their job and still expected to be able to close on their new home. The buyer agent had no comment. The seller was already packed and out of the house.

As this deal headed South faster than Snow birds after Thanksgiving, lucky for my seller, I had a plan. While said buyer floundered through the mortgage process, I kept showing the home as Pending, continue to show. That is where I met a relocation buyer coming to NH. It was a cash buyer and I kept their name just case. I called him and he was shocked but also happy as he loved that house. He made a cash offer, close in 2 weeks. Fast forward we closed on time. The seller was able to then close on their new home and everyone lived happily ever after.

Wait... What happened to the buyer broker? We never heard back from them.  Wait... what happened to the buyer who quit their job? They asked if I would be their buyer broker to help them buy a home and straighten out the mess they made. I told them they would need a full release from their old agent.

Perhaps the MOST IMPORTANT message is to share with every consumer that my philosophy is simple, provide more personal and professional service to guide my clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. Those that hire me, find a dedication like no other.

I agree June Piper-Brandon that reminders are a must as well as an initial speech to what they should and should not do

I would like to say just doing my job as the listing agent Barbara Todaro , looking out for the seller, paying attention and anticipating what is needed next.

We do not have that in NH Nina Hollander but i like the sound of it. Many just do enough to get by and think everything is done for them not realizing consequences for their actions.

I could not even think of not telling my buyer what to expect and what is epxected of them Anna Banana Kruchten CRB, CRS 602-380-4886 . A couple months back I had a seller who was moving to your are for winters and sold their big home here, they bought a condo here for summers. They had visited friends last winter and bought a place there when they were visiting. They loved it

Some you can tell once and they get, others you can tell 100 times Richie Alan Naggar but when it comes to buying, i feel if you need to do it weekly, do it weekly.

There is a lack of it Sally K. & David L. Hanson and new agents, old agents and any agents should be taught this when they start and reminded by who ever is in charge of them

That's quite a story!  What was up with that buyer?  I am also faulting the lender in this situation--who should have educated the buyer up front during the pre approval process.  You saved the day...b/c it's never a done deal till all is signed!

While it may not be possible (or usual) to connect with the buyer if you are representing the seller, it is possible to connect with the lender and get a dialog going with them so all the parties will be involved.  When I get an offer I immediately contact the lender and have a conversation.  If the broker is MIA they will probably do this with their own client.  My best sales have been with lenders that take the time to talk with me.

Good morning Scott Godzyk ,

Glad to see this post featured. Isn't it amazing that agents don't really talk and advise their clients? You can't fix stupid. Glad you were able to salvage the closing and acquire another buyer.

Good for you!  I bet your seller was elated that you did such a great job in fulfilling the sale.  It's always best to keep an open mind and be open to new clients.  Oftentimes they give cues one way or the other and if we're not listening to incoming business, it's a missed opportunity. Good job!
