Home sales rose but prices retreated in the Anthem real estate market during April. The total number of homes sold was up 24% over March and up 16% year over year. The average sale price decreased by 4% versus March but was up 8% over April 2018. The price per square foot was up 4% over March and was up 9% year over year. The 12 month moving average ($350,525) was up 1% over March, and is up 4% from last year. The days on market rose to 83, up 14% versus March and up 20% from April 2018. The burn rate, (or homes under contract versus homes on the market) decreased again to 2.13 month’s supply, a solid seller's market. There are now 113 homes on the market in Anthem, and 100 homes pending/under contract foreshadowing another strong month in May.

Avg. Days on Market (Solds): 83 (Up 14% from Mar. '19, Up 20% from Apr. '18)
Highest Sold: $700,000
Lowest Sold: $178,000
