You May be Able to Make It Pay While You Own It
If there is good timber on the land, you may be able to sell some of it off while you own it to recoup part of your initial investment. In some places you may be able to place certain areas like wetlands into a conservation easement and receive cost-share funding to restore it if you don’t mind having some restrictions on that particular portion.

When buying vacant hunting land at the right price, it’s going to be a lot less expensive over the long term. That’s because the cost of insuring it is minimal, property taxes are cheap and there are no electric bills to pay. If you want to put your cash somewhere and just forget about it, hunting land is likely to be the perfect vehicle for investing.
