Low inventory in El Dorado Hills continue to drive our prices up. Here is a look at our mid-year stats and what was selling in El Dorado Hills in June 2019 with the high and low home sales along with sales statistics for the month. Keep in mind that numbers and statistics used here reflect MLS sales only. Very few of the new construction homes come through the MLS. As long as our total inventory remains low, I believe our home prices will continue to rise.
Highest Selling Home - The highest selling home in El Dorado Hills for June 2019 was this incredible estate and two story home on Greenview Dr. inside the Serrano Golf and Country Club gates. Built in 2012 on a 2.16 acre lot with approximatly 9560 sq. ft., 5-6 bedrooms, and 8 (yes 8!) bathrooms - 5 full and 3 half baths. It was truly exquisite with it's golf course views, interior detailing, pool and 2 spas. The 9560 sq ft included a pavillion and a private casita! You might remember it from the Hills of El Dorado Garden Tour. It sold for $3,900,000 which equates to $407.95 per square foot.
Lowest Selling Home - The lowest selling home in El Dorado Hills for June 2019 was this darling single story in the gated active adult community of Versante on Park Dr. It was built in 2001 on approximately .077 acres with approximately 1610 square feet with 2-3 bedrooms, 2 bathrooms and a 2-car garage. It had a private covered courtyard and a new $22,000 HVAC system. The Versante neighborhood also includes a private club house, pool, spa, and fitness center. It sold for $420K which equates to $260.87 per square foot.

Average square foot selling price: $254.30
Average selling price: $814,396
Median price: $696,950
Average size: 3,188 square feet
Average Cumulative Days on Market: 37
Average List to Sale Price Ratio: 98.59%
Listings Selling at List or Over: 43 (46.7%)
Breaking down those 92 sales:
Under $400,000 = 0 sales
$401K - $600K = 22 sales
$601K - $750K = 33 sales
$751K - $1Million = 23 sales
$1Mil and over = 14 sales
I also looked at a few other selling factors to see if they seemed to make much of a difference:
Single Story Homes - of the 92 sales 25 were single story homes. 14 sold for list price (56%). Their average days on market was 28. Price per square foot = $270.73 and average list to sale price ratio was 98.28%.
Homes with Pools - of the 92 sales 51 had pools (34 were on the property, 17 were in the community). 25 sold for list price or over (27%) with an average 31 days on market, an average price per sq ft of $259, and an average list to sale price ratio of 98.43%.
