Is it TOO HOT to list your home for sale today?

It is going to be a scorcher today with no end of the heat in sight here in the Manchester NH area. SO grab your Personal FAN and come with me on a journey. It was just yesterday I got a call to meet a potential Home Seller. I was shocked when as we walked through the home they were going to wait to sell, as it was just too hot to move.


This older couple needs to move from their home of 41 years. They want a home all on one level and one that does not need all the upkeep their current home needs. The answer though was easy as pie. I let them know that even if they list today, it would take 45 days at best to close even if we sell their home on the first day. That puts us in September. When the weather cools and the humidity retreats back to Southern Florida. 


The surprise in their eyes mad me ask what the look was for. Two other agents had come through to interview for the listing that day, and both agreed with them. They should wait until fall.....No one coming to the conclusion I did.


"Don't get me wrong", they told me, they were ready to move today. Each stair they have to climb up and down those stairs hurts. Their only bathroom is downstairs while their bedroom is upstairs. 


They asked if I could meet their two daughters. Later in the day I came back and went over everything with the daughters. They loved my thought on a September move. They loved my most probable sales price. They also loved that I gave real advice and just did not agree with their parents to look good. The cherry on the top was when I asked them what their new dream home should be like, I knew just the one they will love. We will head out and see it later on. 




 Perhaps the MOST IMPORTANT message is to share with every consumer that my philosophy is simple, provide more personal and professional service to guide my clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. Those that hire me, find a dedication like no other.

I hear that all the time, Scott... it's too late to list in July or August. Some of my busiest sales months have been in July and August. People need to buy homes all year long.

Scott the time to list a home is when you're ready to move. Now is an excellent time...there may be people who want to buy and be moved in by the fall.

Oh lordy Scott I thought you were talking about Phoenix weather - not your area!! Yesterday it was 117 and yes that's hot out. Most foks chose not to move in those high temps but they do if it's needed.

It's never too hot to list and sell homes.  The market in many places is really beneficial to sellers right now.  And, none of us knows what tomorrow will bring!
