Over the last few years, many sellers have been hesitant to put their houses on the market because they feared not being able to find another home to buy.

We’ve reported on inventory shortages in the past, and it’s been a constant concern for potential buyers throughout recent years. New research shows the inventory concern is starting to decrease among potential buyers.

According to First American, the two leading obstacles to homeownership that buyers feel today are Affordability and Limited Inventory. This means the feeling that homes are less affordable has risen, while the fear of limited inventory has decreased, delivering a wealth of good news for sellers.

At the same time, over the past 12 months, we’ve seen a steady month-over-month increase in the number of homes coming to market for purchase. In the past, the lack of listings and available inventory slowed down the real estate market. This recent increase in current inventory has many buyers and sellers now thinking it is time to make their move – and rightfully so! For the last two months, we’ve seen over 4 months of inventory become available for sale, a promising number that’s been slowly increasing this year and creating more buying opportunities.

To further support the idea of an improving real estate market, Sam Khater, the Chief Economist at Freddie Mac says,

“…In the near-term, we expect the housing market to continue to improve from both a sales and price perspective.” 

Many experts, like Sam, believe the second half of 2019 will drive a stronger market than we saw at the beginning of the year. This is great news for homeowners who have put off getting their houses on the market and are now ready to make a move.

As of July 18, 2019, there is a total of 237 single-family homes for sale(not including homes in 55+ communities). Real Estate market is just as hot as the weather. I'm seeing buyers moving from other states, first time home buyers as well as move-up buyers. I had a seller who got a great offer 3 days after being on market. But, my seller would not budge. I realized that they would not take any offer until I found them a home.  Finally, I found them the perfect home and now they are selling  lower.  They were not going to budge off the original price until they had a home.

Good morning Beth Atalay - you have provided good information for your area. It certainly is hyper local when I hear now about Westchester as compared to Charlotte.  We are seeing slower sales while Charlotte still is decreasing inventory.

I do think we need to look at the pressures from the outside. I keep talking to buyers who are telling me they are holding off until the interest rates go down. This is happening because (they assume) when the FED cuts the rates they will save thousands on carrying charges.

Good information.

Here in Southwest Florida, we really need more affordable housing. Builders could build more homes if there was affordable housing for the labor force.

There seems to be a stall on people wanting to put their house on the market.

Affordability is still a key issue, esp for those first time buyers...wages have not kept up with inflationu and there is no incentive to keep college costs more affordable.  So many buyers would rather build equity than rent, but getting the big hunk of money saved can be difficult. Then when ready to buy--they are often disappointed in what they can afford compared to what they want to buy.

Inventory and affordability remain issues but we have seen an uptick in homes for sale since the beginning of the year. It's still not enough to keep up with the demand.

It's essential that buyers, and sellers, in the Clermont area be in touch with you to guide them appropriately in light of the housing market conditions so they can make informed decisions.

I am thankful to see some leveling off in the Charlotte area, Beth. We're still seeing limited inventory in the lower price ranges but, inventory is rising in the $300K+ ranges - all of them - and it's SO nice not to have to compete in every single price range this year! 😉
