Can a Gainesville, VA Buyer Find a Home Their First Day House Hunting?

The Perfect Home Found on Day One of the House Hunt

If you are a buyer in the Gainesville, VA marketplace, you know that there is not much inventory.  This is a seller favored market at the moment.  However, that doesn't mean that a serious Gainesville, VA buyer can't find their home on day one of the house hunt.

On June 4th (2019,) I first met buyers who were relocating to the Gainesville area.  We had spoken on the phone, but scheduled our first day out house hunting  that day.  We saw seven houses that day.  The third house we saw was the one that stood out to the buyers.  I asked them the critical question, "Do you like that home enough that if it went under contract with another buyer you would be upset?"  When the answer was yes, it was time to order a pizza to the office and write up an offer.  It was well past dinner and no one should make a big decision on an empty stomach.

The transaction itself was a breeze.  An uneventful home inspection, appraisal, termite inspection...the whole nine yards was smooth as can be.  Today, July 18th, those buyers closed on their Gainesville home.  And they loved it just as much today as the first time they saw it.

I've probalbly had more than my share of single view home buyers over the years.  They often come on the heals of more difficult transactions that have been more like pulling teeth.
