Home Sales Stumbled in Battle Ground WA with Units Sales Lower, and Lower Prices for June 2019

Home sales fell substantially this month compared to last year and to last month's performance; and closed-sales came in very close to last month's number. Inventory rose again. Below are key points for this month:

  • The 3-Month Moving Average Sales Price is $400,166 which is down -9.22% compared to the previous year (up ever so slightly from last month); with the 12-Month Moving Average now at $416,546 or, 3.22% higher (which is a decrease from last month).
     
  • The Inventory level for Resale Homes rose to 2.7 Months (up 0.3).
     
  • Approximately 41 Pre-owned Homes closed, compared to 72 Sold in June 2018; an decrease of 31 homes (-43%).
     
  • REO/Bank Owned property sales were 0 units (0% of total); no change from 0 (0%) for the same month in 2018. 
     
  • Short Sale /Pre-Foreclosure property sales were 0 units (0% of total); compared to 0 (0%) in June 2018.

 The Average Sales Price for Battle Ground increased moderately to $400,166 this month, and is -$40,619 lower than at this time last year; and now leads Vancouver's price-level by $31,100 (down from last month).

Unit-sales had been moving along very nicely until this month when they seemed to hit a brick wall. Year-to-date Battle Ground's unit sales have gone from being ahead of last year's pace, to now falling behind by 14 units (-5.47%).

The downward trend for average sales prices continues this month. The action in the Price element is something we'll want to be watching closely.

New Listings and Closed Sales both fell significantly this month; while Pending Sales remained about the same level; resulting in 0.3 months gain in Active Inventory.  

This month's Average Closed Sales price was up slightly from the last two months; while the Average Price for New Listings dropped again.   

Finally, the Average Days on Market dropped significantly this month, while Median Days on Market remained about the same; with both in the very brisk zone for this time of year.
