This is what the professionals do when they list others' property and their own.....
Closings are happy times...the Sellers move on to their next life chapter and the Buyers begin their new happily ever after dreams of making their new house..their new home. We believe that making those two things happen...whichever side of the transaction you are on as an agent is a very huge part of what we do...it is...and always should be..."about the client, customer...Them...not the agents...the lender, the title company etc.
Both Buyers and Sellers have entrusted their respective agents to insure the success of the transaction to the best of their license-educated abilities.
Wisconsin Sellers are "commanded" to leave their homes "in broom swept condition"....we encourage our Sellers to take that further. Make sure the last garbage is collected...appliances cleaned. Beyond that...any warranty and parts manuals...the company used for maintenance of major mechanicals...whatever details are appropriate to the Buyers who have fulfilled their contract and can better feel "at home." We have had Sellers leave the celebratory champagne in the refrigerator...the diagram for the care and feeding of the well landscaped gardens...the lawncare and landscape companies, etc. All very much appreciated by the Buyers.
Wisconsin has been experiencing some record high temperatures along with doses of rain and humidity. Homes that have been locked up have "sauna-ish" interiors with a need for a heavy dose of air conditioned temperatures to have that "welcome home feel." Final walk thrus are often done immediately before closing and we arrive a little early to start the air circulating and make the Buyers visit to their new home a little more pleasant.
We look to see...have the Sellers left what they contractually they would lleave and taken what they said they would take. Are the garage door openers in their "usual and customary place" on the kitchen counter....garbage out and not "simmering" in the garage... cabinets, drawers and closets emptied.
We believe with many homes have "techier" features the need for leaving manuals and warranties is more critical than ever. One never knows the past experience with any appliance,..mechanical item, thermostat or feature and taking for granted the knowledge of their operation and maintenance is a BIG Assume...and not what a good Seller who in this market has pften received many thousands of dollars OVER their asking price does for the Buyers who have added to their prosperous bottom line.
When an Agent...or Seller...drops this ball...we see it as our responsibility to pick it up. Make note of each appliance and model ...thermostat and mechanical....model number....and print out the information found on the internet for the "care and feeding" of the item. If the Selling agent has not supplied...as they should...a copy of the warranty included...get one...put it in a plastic sleeve for safe keeping with a post it to remind the Buyers to call the company not a contractor if a covered repair is needed.
Listing Agents...Teach Your Sellers well....the Buyers deserve that respect...that courtesy....it is a golden rule....
