What is a dream house is just a matter of perception and the biggest difference is between

 

 

 

And 

 

The building of New Construction takes time. What you can afford or can't afford to spend while waiting for Certificate of Occupancy makes all the difference. The amount of time it takes to build depends on many factors such as weather conditions, planning and zoning restrictions, permits, materials, excavation, utilities, manpower, etc. New construction is built on unimproved land and at the time of construction, taxes are unknown but still an owner's responsibility when taxes are due. 

 

Pre-Existing homes may not be your first choice, but exploring possibilities within your price range makes sense. Finding the most beautiful place to live will also take time, money, and patience. When inventory is low, choices are limited but it doesn't have to be impossible if one keeps an open mind. 

 

What makes you comfortable when time and money are part of the equation is something only the buyer can answer. Part of the fun of home-ownership is using your own imagination and creativity. Knowing that everything doesn't have to be done right away gives the buyer time to think about pulling furnishings, paint colors, window treatments, and decor together. 

 

Any home, new construction or pre-existing is reflective of individual style, taste, needs, time, and money.  If your goal is to please other people, you may discover that finding that perfect house within your budget doesn't exist and you'll never be as happy as you think you ought to be based on builder costs and/or the choices of inventory of other people's choices. 

 

Whether it is new construction or pre-existing the blueprint begins with the vision in your head coupled with realistic expectations. Realistically speaking, a "dream" house is really just a dream. I have been in the real estate business for more than 16 years and moved a lot in many different places. Hi Patricia... it is all about having realistic expecations regardless of what kind of home someone wants to buy. I sell a lot of new construction here in Charlotte because it's more plentiful in many cases than resale homes. And fortunately, we have builders to build a lot of inventory homes so the time to wait is often very short if not no longer than the time it takes to close any purchase. I've always said that Charlotte area is the land of new construction and people often prefer it to resale homes. Here, people start calling a 7 year old home "old."

Good morning, Patricia - that Will Rogers quote is quite appropriate to the subject in your post.  Whether it be a dream, a wish list, the issue of compromise or that real estate ally "compromise" - there are many factors that impact "preference" in this industry.  Well, it's definitely a start to a conversation and that can certainly lead to additional answers and insight.

Michael Jacobs - I'm not sure if Will Rogers' wit was because of his Cherokee heritage, what he accomplished in life, or because he was naturally earthy but he sure was wise and very realistic! 

Winning without compromise is contingent on "many factors." The key to the agent's success while guiding prospective buyers is in developing the relationship, a willingness to listen, and mutual trust.

Hi Patricia, looking at another aspect of this process - 30 years ago, before Buyer Agency Agreements, I was working with first-time buyers who were motivated and pleasant to work with. After not hearing from them for a week, I received a call from a highly excited buyer who had just signed a contract to purchase a new home. When I asked why they had not contacted me prior to visiting the new home development, she honestly replied, "Gee, I didn't know you sold new homes too.... I thought you only sold existing homes..." That was a painful/expensive lesson to learn about educating buyers about the full scope of our services to buyers. Lesson learned.

Patricia whether it be new construction or existing they both have advantages, disadvantages, and challenges.  Each individual Buyer is different, one size does not fit all.

Hi Dave Rosenmarkle - that was a painful lesson to learn! My motto is, don't assume anything, Providing the full scope of services is something best agents do and in this profession, it's continuous learning. To your credit, the buyer was honest and I'm sure you never made that mistake again. It is too bad she didn't contact you before going to the Builder. To this date, I have never heard of a builder's agent to ask a buyer, are you working with an agent? Unless the agent is present when the buyer walks into the builder's office and has a Buyer's Rep Agreement, or tells the builder they are working with an agent and provides them the Broker's information, it's a lost cause. I now 30 years ago there wasn't a buyer's rep agreement but and there are still agents showing without one, even though in TX it is mandatory.

Brian England - True! I found it is common for people to be polite and not make a judgement on other people's homes when stopping for a visit or being a guest but when buyers are looking at homes, they are brutally honest. 

For some, the dream means not paying rent to a Landlord. It all depends.,

Hi Patricia Feager, MBA, CRS, GRI,MRP - A lot of good thoughts on this subject.  I have had customers on all aspects of the spectrum on a new home or existing home sales.  Even a seasoned buyer who buys a lot and builds from scratch will find new and challenging concerns they may not have thought of.  I try to go through most of the possible scenarios with clients who are considering lots so they know what they are getting into.

"Realistic" is the key! The dream of new construction might not be realistic when measured against money and time constraints. A buyer really needs to consider all aspects.
