As home sales continue to cool down from 2018's market, Naperville, IL saw a 15.7% drop in closed sales from 2018's 274 to 259 closed sales in June, 2019. There was a bit of good news despite this with days on market dropping 22.4% to only 59 days from 2018's 76 days. A slight increase of 1.7% in median home price from 2018's $447,500 to a new increase of $455K.
Inventory currently is at 642 active listings, 55 new listings, 74 price adjustments, and only 6 reactivated listings for a grand total of 777 available homes. There are 241 homes in contingency status and 23 homes in pending status. There are already 162 closed transactions in July, 2019 with two days left in the month. With that number of homes able to close hopefully July 2019 will surpass 2018's 211 closed transactions.
