How is Social Media affecting Real Estate Buying?

Love it ir hate it, Social media is here to stay. Let me tell you a story how social media is HURTING some real estate sales. Lets take a situation here in the Manchester NH area. Most Home Buyers start their search for a new home online. Many buyers will search various sites, online searched and social media. Where are things going wrong?

 

Well just because it is online, does not mean it is true or real. In social media, keyboard warriors and those that like to complain are growing. Take one person here in my area that rants how bad her neighborhood school is. That would be one of the best schools in the city. One that my daughter went to. One that I was very involved in. One that gets very high reviews, grades and rankings in testing and teaching.

 

Now the story.... There was a relocation buyer being transferred to Manchester NH for a great job. They had two young kids and their list for a new home started with a great school, good neighborhood and newer home needing nothing. Something we have a lot of in each criteria in my area. 

 

The Buyer searching a Manchester NH site on social media found the rantings and withdrew from the offer faster than an ice cream would melt in today's heat.

 

She did not give reasons or examples. She did all this through her loan officer. Eventually she did answer and I got the real story. After hearing it, I mentioned a name as of course i keep tabs on the local social media sites. This complainer is not active in the school, not active with parents groups and did not take the time to even talk to anyone at school. Their kid gets in trouble and they blame the school, not the kid. Never mind the positives, she focused on the one negative and pulled the plug. There was no merit. She is newer to social media and as many have posted before her, they saw it on online, it had to be true?

 

Right? No wrong. It is a great school. I could quite real life examples of the principal, the teachers, academics, music, art, sports and how well it prepared my daughter for her future. "Oh no, what did she do". Leaving a scorched earth policy the buyer had already sabotaged her mortgage, insulted the seller and me, but i knew better to react to her in any other way, but tell her the "real story".

 

The buyer lost the home. The loan officer already sent a copy of a loan denial based on "a changed mind" to everyone and anyone without contacting me. The buyer lost this house. Then the seller who actually went and checked out the site called and understood. The seller was happy I told them "what really happened." After ail that sale back on and a lesson learned, dont believe everything you read on social media.

 

The buyer and the seller will also tell you the lesson to use an agent with patience and knowledge who can work out a solution to any issue.

 

 

 Perhaps the MOST IMPORTANT message is to share with every consumer that my philosophy is simple, provide more personal and professional service to guide my clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. Those that hire me, find a dedication like no other.

The problem with social media is there are far more opinions than facts.  And, like you point out, the opinion of that one person was colored by personal experience that had more to do with what was going on with their personal family dynamic than it would for others.

Making a judgement based on one social media rant is hardly adequate due diligence, is it?  I DO read reviews but never make a judgement on one bad review.  There are lots of sour grapes out there in the world.

Well Scott making a rush to judgement based on one rant online doesn't make a lot of sense to me. Oh...I see Carol Williams basically just said the same thing! People need to use their common sense and actually talk to people, schools etc and get a more grounded approach.

No doubt, Scott, that with everything in life like social media what' good comes with some bad. And people need to be able to figure out what's real and what's not. Moreover, when it comes to reviews, people who have something negative to say are much more likely to do so than those who have positive comments and experiences.

Thanks for post and feel bad for the buyer who lost a potentially good home.  Reality is that likley at least half of social media is either wrong or only partially correct.  When I say at least half that may be a low percentage.  It is opinions and often done at a high emotional time.  Many, even if they do come to their senses never go back and update the post.  Reviews on sites can be the same.  In fact a lot on the entire internet itself is questionable.  One has to look at the source, what others say and filter out the top and bottom of any item - review or simply a social media post.  It is far too often that the really bad negative and really strong positive are likely to be questioned and the truth and reality lies somewhere in the middle.

I'm sorry to hear that happened, but given what we see on the ocial media sites, unfortunately there will be buyers, and sellers, who will make decisions based on what they read, and accept as truth.
