Greetings to our Active Rain Community.  It has been some time since I last posted an article on my Niche so I wanted to update those who follow me and hopefully open the eyes of new lookers.   I'm all about the Real Estate Agent and Growing Wealth with your business NOT just selling for 20/30/30 years, living a good life then retiring on less.   Many of you have joined us and are now reaping the benefits of working Off Market Probate Homes and we are excited to have you with us Nationwide either as an eXp Realty Agent with us or a Network Broker/Agent.  It works either way.  Let's Update.

OFF MARKET PROBATE HOMES:

My Flagship since 1987 is moving along, as usual, bringing me many opportunities per year to buy/flip, list, sell and double end probate homes.  The Difference today is I'm co brokering with my students and only concentrating on my own probate deals in the County (relocated) where we live now since 2017 (Stanislaus).   My students are trained in how to prospect Personal Reps and build a relationship which usually ends in a Sale or Listing.  Nothing has changed but now I split these deals with my students 50/50 as they learn and most of my time is in my home office now handling and teaching the probate side of the transactions.  I have many success stories and will be interviewing some of these agents so we can share their experience with our Active Rain Community.     

FREE TRAINING NOW!

Yes, you heard me right!  I no longer charge to train an agent who wants to learn probate real estate and do what I have been doing for 30 years.   WHY?  Because today I stay with you on your first several deals, going on the appt with you if you are within 2 hours of me, maybe flying to you to go on the appt. if it makes sense or using Zoom/Skype.  The point is I handle the probate side of things and you do the boots on the ground real estate work.   After several of these you will learn my system better by hands-on training with me, earn while you learn (50/50 split), and soon will only need me for isolated cases and then I'm a consultant to you for an hourly fee.   Has been working great and in any State!   You need the Free code for this so contact me only.    

LEAD PROGRAM:

We will give you access to over 200 probate off-market leads per month (NorCal/Central Valley Calif) so you can call and practice speaking to the estate.  Some will result in appts and if you are out of the area we will go on the appt with you and split 50/50.  We work with you on scripts and bring you up to speed. We will also walk you along on the transaction so you can review what I do.   No better way to stop spending money on programs before they prove to you they work!

VAHOP

Now we are affiliated with a Non-Profit group who works with Veterans helping them gain homeownership.  A fantastic program and we provide the off-market home (probate) and VAHOP provides the Pre Approved Vet Buyer plus will completely fix up the home for the Veteran which gives the Vet a turnkey move-in condition home and the Estate receives more net dollars.   We do a ceremony at the close of escrow for the vet and seller and then a good size donation is made to the VSO (Veteran Service Org) in the County or City where the property is located.  We work both buyer and seller sides and earn a full 6%.  No competition for the Veteran Buyer who has a hard time buying homes in most areas.  WIN/WIN/WIN!

CAPITAL GAINS PROGRAM

We are now affiliated with a group who offers commercial property owners an opportunity to sell their property and receive all the net proceeds at the close of escrow without having to pay Capital Gains the following year.   A fantastic way to contact sellers (many elderly) who want to be done with the real estate but do not want to pay the Capital Gains tax or go through with a 1031 since that is just still owning Real Estate.   A great way to pick up Fee's  (Listing) as you will be pitching a program only 1600 in the Country know about.  You also receive a 1.5% fee based on the sales price and you don't even have to be the listing agent just AN INTRODUCER!   

BETTER BROKERAGE OPPORTUNITY

We are looking for agents in all the USA States and some Canada Provinces who want to join us at eXp Realty and reap the benefits you are most likely not receiving now at your current Brokerage.   To test, ask your broker these 3 questions and then based on their answers think about if you are really at the best place you should be for you and your family or just a comfortable place with No Life After Sales program.    Here are the 3 questions....

*Broker, Will you give me a piece of the Brokerage with every closing I do?

*Broker, Will you give me up to 4% of the gross commission on any agent I refer to the company

*Broker,  Will you give me one of the Top 2 CRM IDEX services for my business for Free!

Most likely your Brokerage won't be able to do this and that is when you should think about where you are and at the very least set up a 15 min call with me to go over this and any other questions so you can make a Family Generational Wealth decision on where you should be hanging your license.
