 There’s arguably never been a better time to buy Miami Beach property than now. Prices for South Florida homes are unusually low, mortgage loan rates are reasonable and sellers are more than willing to negotiate. That still doesn’t make home buying any easier, especially for the first time buyer who is about to embark on their first big home purchase but is feeling anxious. Use these tips to make the process less stressful.

Know what you want and what you can afford. Browsing through a large inventory of South Beach luxury homes can be overwhelming if you don’t have a specific goal in mind in terms of the number of bedrooms you’re looking for, price, location, etc. Going in with a clearly defined goal dramatically narrows down your options. With that said, knowing what you can afford and how good of a credit score you have will also make things much, much easier.

Get a real estate agent. Most realtors genuinely have your best interests in mind and can save you tons of stress when it comes to the stacks of paperwork involved. Plus, having a realtor who is on your side is wiser than choosing to stick with a seller’s agent who is more than likely working in the seller’s interest and not yours.

Evaluate the area. Taking some time to see what the average prices of homes in the area in question sell for as well as obtaining more information about the schools, the safety, and the amenities gives you a better understanding of what you can expect to pay and prevents unscrupulous sellers from inflating the price. Plus, you’ll feel much more at ease by getting a feel for the area you’ll be living in.

Acquaint yourself with a home. Do a thorough walkthrough of the home even after you’ve decided you want it. Calmly walk around and examine it to make sure you get the sense that this is a place you’d like to live in and to remove all doubts or take care of possible issues that may have gone unnoticed. Remember, home buying is a major life event and you don’t want to feel like a stranger in your own home.
