It is safe to say the vast majority of us want to grow our business. For those using social media to increase leads, it is incredibly important to avoid or stop doing certain activities that can be counter to your real estate goals. Here are 4 key things that can sabotage your FB marketing and should be avoided.

Stop...

  • Talking about controversial topics. Save it for friends and family if you have to share your opinions on hot button issues. Real estate consumers do not care about your "fill in the blank" non-real estate opinions. If anything, you run the risk of turning potential clients off.
  • Avoiding the elephant in the room. To maximize your opportunities for brand exposure and to acquire a steady stream of new prospects you need to advertise on FB. It is really that simple. It may very well be the best $20 you spend this year!
  • Ignoring your followers. People are following you for a reason so be sure to engage with them, answer questions, and try to be as helpful as possible. If you cannot provide what they seek, find them a resource that can. Not responding is a surefire way to lose leads...guaranteed!
  • Marketing to the wrong audience. If you want more listings, you need to post about things that sellers will find interesting. The same goes for buyers. You must think like a consumer and develop content based on what you would ask if in their shoes, what your followers are telling you they want to know, or topics identified from other mining methods. The key is to pinpoint what it important to the demographic you are targeting. 

Are you exhibiting any of this "bad" behavior? If so, you can easily correct the issues and turn things around. There are an incredible number of real estate consumers on FB each day...give them every reason to leave you their contact information and your clientele will increase.

Give the other end of the signal something that helps them. Save them time, money, frustration. Engaging in controversy of any kind just limits your audience and attracts those that like to fight or after a spirited debate. You don't have time for that if you are list, sell (repeat) and after volume in your real estate career Anita Clark ! Thanks for the friends list.
