Month of July 2019 – Another big month of sales. Unit volume of 45 homes sold is 28.6% ahead of one year ago. Sales price remains soft with Average Sale Price down 5.1% vs prior year. In fact, sale price was down in all categories, with the Median Sale Price down 8% compared to one year ago. Average Days on Market (ADOM) has improved, but 79 days is still 34% slower than last year. Looking ahead to August 2019, there are 71 re-sale homes currently contingent or under contract/pending. It seems inevitable that we will have another big month of sales volume in August.
July YTD 2019 – July sales volume has helped push the total sales for the year to 288 units, a 13.8% increase over one year ago. Average Sale Price managed a fraction of a percent gain while Median Sale Price had a similar fraction of a percent decline vs. last year. Average Days on Market (ADOM) of 83 is still 51% longer than last year’s 55 days. If volume of sales continues, the demand will push sales prices higher, or shorten the time on market. Perhaps both will occur?
