RISE IN "ACTIVE" SINGLE FAMILY HOME MARKET PRICES AND DECREASE IN DAYS ON MARKET DESPITE INCREASED INVENTORY SHOWS STRENGTH OF MARKET IN MOORE COUNTY, NC

While as of June 1, 2008 there were 164 more single family homes within Moore County on the market than as of February 2, 2008, the average price of these homes was $15,102 higher while the median price was only $150 less.  More importantly, the average days on the market increased only by four days and the median days on the market actually decreased by 11 days.  While the average price information could suggest that more higher priced homes are coming on the market rather than an actual appreciation in home values, the averge and median days on the market data continues to confirm the absorption rate health of the overall real estate market in this area.  This information does not take into account any homes that may have been withdrawn from the market due to lack of sale.

Here are the comparison statistics for these different months.

As of June 1, 2008, a total of 996 Single Family homes within Moore County were shown to be for sale in the Multiple Listing Service of the Pinehurst-Southern Pines Area Association of Realtors.  The price of these homes ranged from a low of $39,900 to a high of $3,250,000, with the average price equal to $410,395 and the median price equal to $318,850. The average number of days these listing were on the market ran 129, while the median number of days ran 96.

As of May 1, 2008, a total of 974 Single Family homes within Moore County were shown to be for sale in the Multiple Listing Service of the Pinehurst-Southern Pines Area Association of Realtors.  The price of these homes ranged from a low of $40,000 to a high of $3,250,000, with the average price equal to $405,185 and the median price equal to $315,000. The average number of days these listing were on the market ran 126, while the median number of days ran 88.

As of April 1, 2008, a total of 945 Single Family homes within Moore County were shown to be for sale in the Multiple Listing Service of the Pinehurst-Southern Pines Area Association of Realtors.  The price of these homes ranged from a low of $40,500 to a high of $3,250,000, with the average price equal to $412,185 and the median price equal to $319,000. The average number of days these listing were on the market ran 123, while the median number of days ran 87.

 As of March 1, 2008, a total of 873 Single Family homes within Moore County were shown to be for sale in the Multiple Listing Service of the Pinehurst-Southern Pines Area Association of Realtors.  The price of these homes ranged from a low of $14,500 to a high of $2,750,000, with the average price equal to $395,193 and the median price equal to $317,500. The average number of days these listing were on the market ran 124, while the median number of days ran 104.

As of February 2, 2008, a total of 832 Single Family homes within Moore County were shown to be for sale in the Multiple Listing Service of the Pinehurst-Southern Pines Area Association of Realtors.  The price of these homes ranged from a low of $40,00 to a high of $2,750,000, with the average price equal to $395,293 and the median price equal to $319,000. The average number of days these listing were on the market ran 124, while the median number of days ran 107.
