There’s always a psychological factor for laying out a newspaper ad.  Here I decided to place the “new listings” at the top of the page and make them larger than the rest of the listing photos.

 

Most of them have an offer accepted but not a signed purchase and sales agreement, yet.  The reasonable thing to do is to list them as “new listings.”

 

Potential buyers and sellers are looking for new listings to drive by. When the future sellers drive by ours, they will see an “offer accepted” rider. That’s an announcement that we sell them quickly.

 

Every future seller wants to sell for top dollar and stop showings quickly. Showing are an invasion of privacy. Those “Offer Accepted” riders and the “New Listing” labels in the newspaper tell a story. It’s a story that initiates a phone call to us.

 

We List Them; and Sell Them; and we continue to search for more.  Our phones will ring for a Free Market Analysis with this ad, just as they usually do every month. The postcards with the same theme will land at the same time.

The results will be another successful month for The Todaro Team. It’s called marketing like I mean it!! Month after month after month!!

Outstanding points Barbara Todaro For some marketing is a spray and pray activity that being spray your actions all over the place and then pray something sticks.  This is most definitely NOT the case for you or your team.

Excellent article. Your flyer shows 5 larger pics and 8 smaller pics on your newspaper ad. To advertise there are various sizes of print we can choose. We have tested many variations of size versus what to print on. Depending on who we market to, the 2-3 large pics generally get a better response. I really like the printed border around the listings.

Will Hamm LMAO.... just thinking about working with my grandchildren would create the END of this family..... I'd be all over them and they'd be telling me to go F myself... I'm fortunate Tammy and I blend...we DO have our moments and I back off.... I stay out of transactions and I make sure she stays out of my marketing.... I continue to tell her that I hope she's paying attention!!!!!!!!!!!!!!!!

Well done and thanks for sharing the specific examples. Good use of the listings too! With homes selling extremely fast right now in Pennsylvania, we need to do more of what you're doing to fully utilize (leverage)  each listing we do get.

Stephen Turner without the reasoning behind the action, the post is useless.... there must be some logic with everything we do with marketing or it's a stab in the dark..... too expensive to not have a reason for creating a piece of marketing...
