Are Open Houses Still Relevant?

One of the top Real Estate questions that we get asked by homeowners when they plan on selling their homes is if open houses are still relevant. The answer to this question is it depends on the agent conducting the open house. In today’s world there are two types of agents that still do open houses while other agents don’t have open houses at all. 

#1 - The Passive Agent

Thanks to the Internet, in 2019 many agents are “passive” when it comes to open houses. These agents will list their client’s homes on the MLS, place a sign in the ground, and then wait for buyers to show up because they know that many buyers will find homes for sale by first searching online. 

It’s our experience that the passive approach to open houses never works because it often leads to more “lookie-loo” traffic including people wasting the time of the agent and their client during a weekend.

#2 The Proactive Agent

At the Fred Sed Group our team takes a proactive approach when it comes to open houses

We don’t just list homes, place a sign in the ground and wait for buyers to show up. We’re going to utilize all of the marketing tools at our disposal including notifying our databases, marketing the home online, and promoting it on social media because we’ve found that all of these methods, when combined, will result in more people showing up to our open house, more interest in the property, and ultimately more offers.

Open Houses Are Still Relevant

Without a doubt, open houses are still relevant in 2019, especially when they have promoted the property with the help of tools like social media and email marketing.
