While refreshing my research for the Windsor Park neighborhood, it became apparent that it's still very much a seller's market there. There are slightly more months of inventory than in nearby University Hills, but prices are still up and homes are being sold!

Windsor Park is the lion of 78723, accounting for two thirds of the sales this year so far. With around four months of inventory, the market is on the way to being balanced, but still leaning towards being a sellers' market.

As you can see, year to date sales are down from last year but prices are still going up in this small sample of data, over 16% above the median home price in Austin. This is now $186,680 according to a recent press release from the Austin Board of Realtors®.
