My buyer does not even know that I did not show your condo. You don't know that I had a buyer and did not show your condo.
Because your listing omits Pet Restrictions.
Long time readers of this blog know that I complain about incomplete listings.
A listing agent makes one call to the Home Owners Association. They get all the facts. # of pets allowed. Size. Breed restrictions. Lease restrictions. Community features. You ask all the questions, one time and fill out the listing. There's a document filled out for every listing called the MLS Data Input Sheet.
When a listing agent fails to include key data....like pet restrictions. Buyers agents don't know. There are 60 listings for the criteria I searched for yesterday. The ones that said... BUYER TO VERIFY. They did not get included in the list of condos shown to my buyer.
If your listing is incomplete, or you are dealing with a Realtor that does not verify all of the information for the listing, you are doing business with an agent practicing MALPRACTICE.
Before you hire an agent, look at their listings. If they have included BUYER TO VERIFY under any part of the listing...that agent is practicing MALPRACTICE and should not be included in the list of Realtors you are considering hiring.
(the explanations I have heard for this is the Realtor is afraid the info might be wrong and they will get sued). Too bad. You can be sued for anything. Buyers need to know that 2 cats are allowed! (the information might change, the association might go to only 1 cat). Get the buyer in the door. Re verify all the information in the inspection period. If they only allow 1 cat, after previously allowing 2 cats....walk away.
I would advocate that the board of Realtors should not allow, Buyer to Verify. But, then maybe these buyers and sellers would not need me.
BTW. I am putting together a spread sheet of all of the condos and all of the pet restrictions. This is real fun. One association Heritage Lakes runs 14 communities. Every community has its own pet restrictions. Would have been great if the listing agent had put in the pet restrictions for their listing.
