How to Sell a House That Didn"t sell

As we all know that the housing market all around the U.S. is in trouble. There are more forcloseur than ever. In My market area it make's selling homes more difficult. As we all know having a large inventory of preforcloseur and forclosed properties makes it more difficult to sell. So what do you do to make your client more informed about the market.

If home has just come off the market and hasn"t sold,don't  be discouraged. The reason it didn"t sell may have nothing to do with your home or the market. In reality.your home may have been one of the more dessirable properties for sale. If your listing has expired and you still want results,before you put your home back on the market.take a step back and review your situation.

Q   Where  should you begin?

A. Start by making a commitment to do what it takes to market your home to get it sold. With the right system,the home sale you want is still well within reach.

Q  Why didn"t your listing sell?

A.  Review your previous selling pland and you"ll discover that an expired listing usuall reflects a problem in one or more of these four major areas:

1.Teamwork,

2.Pricing,

3.Condition of Your Home,and

4, Marketiing

(1)  TEAMWORK

Your listing is a major financial investment for you client and your relationship with them should be a full partnership where you receive detailed and dependable feedback on the progress of your sele. You as the agent has the responsibility to source this from the agents who have shown your listing,and to communicate this to you so together  you  can make the right decisions about what to do next. Remember how well this occur the last time you listed the home for sale?

I still think there are only 2 reasons why a property doesn't sell -

Price

Marketing

If we do OUR job then the rest of the burden is on the seller to agree to price the property CORRECTLY.

Margaret, thanks for the post, and it has some great posts, While I don't completely disagree with what Susan said, I do think that along with Marketing we should give the sellers ideas of how to stage their homes, or at least find someone that does staging for them to talk to (hire).  That along with Price and Marketing should make the home sell.
