Do you sell real estate in or around a small town?

If so, would you be willing to talk with me about it?

I'm thinking of developing a new website with resources/advice for agents who work in small towns, and I'd like to update my knowledge on the subject.

My agency was in a small town (approximately 1,700 population) and we served residents in the surrounding area for a radius of up to 40 miles. When we opened our doors we were the 6th agency in town. Soon there was a 7th, and later an 8th. And still, we had plenty of competition from agents in nearby towns.

When I sold the agency 9 years later (just before the 2005 boom, darn it), our agency was responsible for more than 50% of the business transacted on our end of the County. By that time, all but 2 of the others had closed their doors.

I know how we did it. Now I'd like to know how much things have changed in small towns since then.

Good morning, Marte Cliff and I thought my town of 36,000 people was a small town!!!!!!!!!!!!!!!!!!!!!!! NOT!! 

if I lived in a small town (under 2,000 people) I'd be servicing everything that abuts my town.... If the average sale price in an abutting town is less, I'd be promoting my ability to show the affordability compared to my town....

I sell real estate in "smallish" towns, but nothing like what you're talking about Marte. Especially now that the Charlotte are small towns are all explosing with growth for the past decade.

Sham Reddy CRS Thanks - I thought so. Now I just need to connect with some agents in small towns. It could be there are none here in the Rain - I know none from my own small town are here.

Barbara Todaro We served a large territory - 40 or more miles North to Priest Lake and into the forests. South to Blanchard, East to Laclede. We only had to go about 6 miles West to Oldtown - and then ran into Washington.

Nina Hollander There are certainly differences in the definition of "small" depending upon where you are. It goes in the opposite direction when you talk about lot sizes - what I've seen described as a large lot in a big city would be considered a very small lot here.
