What do our clients expect from an email inquiry.

It is said that clients expect an immediate answer to an email inquiry on a property.  It is also said that real estate agents may return emails within one or two days of receiving them if at all.

With so many consumers using the Internet to do their initial search for property, why are we operating on an old matrix and not using the technology available to answer potential cusomers.

My soldution is to prepare an email for each property that gives a discription of the features of that property, questions regarding customer needs and wants, and information on the service we provide.  I save this as a template in MS Word.  When I receive a property inquiry, I cut and paste the text into my email and then add any items that the prospect has asked for.  It takes less than one moment to respond to any request.

I save the propect's email into a folder for the property which allows me to send repeat emails when changes occur, such as price reductions, open houses, etc.  I have found that it takes about 3 emails to evaluate whether this propect will turn into a client.  To date I have a 80% capture rate on email inquiries.

Wow, 80%?  That's pretty good.  Why don't you create an autoresponder for those first inquiries that contain the info you are sending out.

Thank you Michael...the system has worked well.

Bo, the reason I do not use an auto responder is personalization.  A template lets me rapid respond and personalize to the inquiry, it is a lot more personal and real to the prospect than a standard auto response.
