Usually home inspections that have best chance to receive a clean inspection report are new homes that have never have been live-in.  Clean inspection report means there are no defects and meet current building code requirements in the area.  To insure there is no defects and property meets current building codes, the home buyer needs to request a third-party inspection at their expense.  Many times, this is worth the expense.  Home buyers who are buying a new home from a new home builder expect the home to be free of defects and meet the current building code rules.  Home buyers who purchase a resale home should not expect a home to be free of defects and meet all the current building codes.  Building codes are continuing being upgraded to meet new requirements.  Inspections of resale homes, may have serious and minor defects identified in the inspection report.  As a buyer, you are buying an old house and should not expect it to be 100% free of defects.  In this situation, you are looking for serious defects, such as, defective roofs, serious foundation cracks, and electrical problems that pose a fire risk, etc.  If serious defects are identified, buyer needs to take appropriate action to correct the situation prior to closing.  Some possibly solutions to resolve serious problems prior to closing are: seller completes all the repairs prior to closing (not recommended), seller  reduces the sales price, or seller reduces the buyer’s closing cost.

Most inspectors reprot what they see. They rarely test anything or measure them. Many are oversized and can not get inside holes or entrances....... 

Find a small guy not a 300#.
