Vancouver WA Home Sales for July 2019 almost matched last year's level, with Prices Hitting a New High.
Hitting the middle of Summer Vancouver WA Home Sales look reasonably strong, bolstered by falling home loan interest rates. Here are the key points for this month:
- 461 Residential Resale Properties closed this month, which is 14 Fewer (-2.95%) than this same month last year.
- The 3-Month Moving Average Price Trend Line hit another new high at $376,618, with a year-over-year gain of 4.12% ; with the 12-Month Moving Average up 5.37%.
- Short Sale /Pre-Foreclosure property sales were 1 units (0.21% of total); down from 2 in July 2018 (0.42% of total).
- REO/Bank Owned home sales were 0 units (0% of total); compared to 1 unit in July 2018 (0.21% of total).
- The Active Inventory for Resale Residential Real Estate remained unchanged at 1.8 Months of Supply.
Home Loan Interest Rates fell again averaging 3.77% for the month, which is not too far above the all-time low. Home Buyers have increased their activity in part to these extremely low rates.

We have been noticing a modest but consistent improvement in the number of units sold, moderating the decline of the long-term trend. With such very low home loan interest rates generating more purchases, this trend should stabilize at this level, if not improve.

This is the time of the year to expect the strongest prices of the year, and this year is no different. We find the year-to-year increase in the mid-to-low single digit percentage range.
In July 2019 there were 34 properties (7.38%) that closed at $250,000 or less when sold. In comparison with the same month in 2018, 50 or, 10.5% of the sales were at $250k or below.

In the first graph New Listings drifted slightly downward; Pending Sales increased slightly; while Closed Sales again rose modestly.
The middle chart shows Average Prices, with the New List Price easing again from last month; and Closed Sales moved up rather strongly.
Finally, Average Days on the Market declined by several days; and Median Days moved by a couple of days.
