One of the biggest dangers a real estate sale faces is the potential for the agents to get in the middle and really mess things up; especially during physical inspection negotiations.
I had two reminders of this very recently. In the first case the buyer's agent threatened to "kill the deal" because my seller had unfortunately said something negative about him to a mutual friend. He followed that up with an "I'm sorry to do this to you Diane because you have been great" laundry list of ridiculous repairs.
In the second situation my buyer wanted to cancel a sale due to the physical inspection which she had very legal right to do under North Carolina contract law. However, the listing agent was furious and threatened that the seller would take her to small claims court over the earnest money. After the sale was successfully canceled the agent told me it was HE that told the seller to take the buyer to small claims and it was the SELLER that told him it wasn't worth it and to proceed with the cancellation!
Maybe I have been in this business so long that it has become easier, but I always try to keep my emotions out and focus on counseling and being an advocate for my clients. It is not about winning, it's about doing what's best for our clients!
