I am seeing a pattern. It starts that Manchester NH area Home Sellers are seeing home selling quick. They want to join the party and sell their home. BUT there is a but. They think they can do it better. They think it is easy. They think they can save money by doing it themselves. They also think they can sell it higher than any one else.
There is a rash of new listings priced so high, never mind waiting for Christmas to sell, they may be waiting for ever.....
Take the home seller who told every agent that came to interview that their house was worth more, why? Because it as there's. Although no homes have sold that high in the neighborhood. That the fact is all homes in the neighborhood are the same age and same size. When agents give her the real value, she decided to sell on her own for a good $40,000 over priced.
Next up was the gentleman who said "he did not need any Realtors, he can sell himself." He looked online and priced his home base don a real estate web site. He put a sign in his yard and waited for the buyers to come. None came. He then went online and paid every real estate web site he could find to market his home. He waited and still, no buyers came? He called me, asked me to come by. Asked what he was doing wrong. It was easy to see. After telling him what was wrong, he said he would try his way until fall was over. NOW in NH, that is when winter arrives and the market slows. One bad choice after another.
Lastly was the lady who did not need any Realtor. However she called every one she could find, asked all of them how they would sell her home. Then sent them on their way saying she was going to sell herself. After a couple of weeks in, and still no sale, she continued her plan to call more agents and then is when i was called. Upon arriving I saw the pile of business cards. I started asking questions after her questions did not make sense if she was really going to list. She asked why i was asking. My reply was i need that info to help you sell your home. She fessed up immediately she was not listing but staying FSBO. I asked to see the home while i was there though.
She seemed puzzled why. She showed me all the things she did based on what the other agents tips were. It was like a bad real estate reality show. She did so many things that had no affect on value but cost a pretty penny. I thanked her and left telling her if she was ready to get some help in selling to call me.
The goal of sharing these stories is to let would be sellers know, there is no short cut in selling your home. There is no quick fix to replace hard work, knowledge and marketing. It is not as easy as it looks. A good listing agent should more than cover the commission with a sale at the best possible price n quickest amount of time. Dont waste time with trial and error. Use a a tried and true way to sell your home.
Perhaps the MOST IMPORTANT message is to share with every consumer that my philosophy is simple, provide more personal and professional service to guide my clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. Those that hire me, find a dedication like no other.
