Nosy Neighbors When Your Home Is For Sale

 
So your house is for sale, the sign goes up in the front yard and here come the nosy neighbors. What should you do? Lock the doors and turn out the light or welcome them in for a look around?
 
The typical reaction is to keep the neighbors out because you think they only want to snoop around and critique your decorating choices.
 
But nothing could be further from the truth! These neighbors can be your one of your best sales forces. The typical neighbor comes in a few flavors. 
 
First, of course there are the truly nosy ones who want to see your remodeled kitchen or room addition, but don't let one or two people keep you from finding a great buyer.  Just be cordial and smile. They'll be gone soon and you won't see them again. 
 
Next would be renters who live in the neighborhood. These are a great resource because they already like the area. They've been living there for a number of years and could be ready to take the plunge into home ownership. Show them around and be interested in asking them about their current home. They'll tell you the horror stories of their landlord and you can tell them how mush better off they will be when they stop paying for someone else's mortgage. 
 
Next is the long term home owner. Maybe they an original owner living in their house since the tract was built or they've been in their home for Fifteen to Twenty years. These people are golden! They know a lot of people and have their best interest at heart when referring a friend to move into THEIR neighborhood. Get to know these people well and touch base a few days after their first visit. Ask them if they have thought of a relative, friend or co-worker that might be interested. Get their information and pass it along to your REALTOR.
 
A sub-set of this group would be the neighborhood investor. They may have already paid off their mortgage or have extra funds that they are looking to invest. They make good landlords because they know the houses and the neighborhood. 
 
So if you think about it, these extra sales people can help get your home sold fast.
