Tega Cay, South Carolina real estate market/snapshot for July 2019. The Tega Cay housing market remained a seller's market in July 2019, characterized by decreasing inventory (-7.7%) and months supply of housing (-12.2%) compared with July 2018.
Pending sales were up in Tega Cay (+5.1%) in July compared with one year ago. Tega Cay's closed sales increased 18.2% year-over-year, no doubt helped by the substantial increase in new listings.
On average, homes sold in 50 days, down one day compared with July 2019. While the average price of a sold home was down in July, it should not be assumed that Tega Cay real estate values are dropping. Homes in Tega Cay can range from the high-$100,000's to the millions and in any given month it's a question of how many homes sold in this broad range of price points. 44 homes closed in Tega Cay in the month of July ranging from a low of $204,900 to a high of $1,230,000. Moreoever, the age of home sold ranged from homes built in 1971 to 2019 and the size of homes sold ranged from a low of 1,316 square feet to a high of 5,711square feet.
Sellers received 97% of listing price in final sale price, showing some negotiating room for buyers, although not much.
