It's not only the Price - It's the Payment! Don't Overlook the Taxes!

Things to consider before deciding on the Best Choice for YOU!

Location, Condition, Price PAYMENT

3 Refrigerators, 2 Microwaves, 2 Stoves, Built-in Gas Oven, Cooktop Stove, Warming Drawer, 2 Dishwashers, Coffee Bar Trash Compactor, Washer, Gas Dryer, Hot Tub, 3 Flat Screen TVs, and more!!!

To determine payment don’t overlook Principle, Interest, Taxes & Insurance

 Asking Price $649,900 * Taxes $6,918.65 * 20% Down Payment $130,000

Similar Executive homes in Kenosha County can have taxes of $8,000 to $13,000 compared to the taxes on this house.

Just divide taxes by 12 (months) to see how buying this house would be a BONUS compared to the other homes!
Why pay more?  See tax examples below:

                                                    $6,918.65    divided by 12 equals $ 577/month
                                                    $8,000.00    divided by 12 equals $ 666/month
                                                    $9,000.00    divided by 12 equals $ 750/month
                                                    $10,000.00  divided by 12 equals $ 833/month
                                                    $11,000.00  divided by 12 equals $ 916/month
                                                    $12,000.00  divided by 12 equals $1000/month
                                                    $13,000.00  divided by 12 equals $1083/month

Can you see how these amounts being added to your monthly house payment (Principal, Interest, Insurance) plus Taxes can make a Big Difference on your Bottom Line

LOW INTEREST RATES TO BOOST THE HOUSING MARKET

The current low mortgage rate environment could be a boost for the housing market in the second half of 2019. Freddie Mac recently forecasted that the 30-year fixed-rate mortgage will average 4.1% in 2019, which is historically low.

Good morning Diana. Look beyond the purchase price. The holding costs are a huge consideration that can sink your dreams. Enjoy your day!

I remember that I had a real estate instructor who  would say  lets treat that transaction like if you were buying a car.  When you are buying a car  everything is marketed to the monthly payment. " Get all the expenses in there"

Diana Dahlberg - Wise words indeed from a very wise Real Estate Agent. That is a gorgeous house! I remember the first time I visited Pleasant Prairie. I thought it was so charming. I'm sure a lot has changed in regards to newer construction since I was there in Northern, IL in the early 1990s. But what really counts is a wise Agent who is knowledgable, committed, experienced, and always treats people fairly. I would hire you in an instant if I were moving to Pleasant Prairie.

I just had this conversation with a young home buyer over the weekend. Taxes are not fixed....therefore there's no guarantee that the payment will be either. Something to consider as values increase.

Great reminder, Diana Dahlberg ... and one I speak to as a Lender every day.  In fact, I say clients are qualifying for a monthly payment in reality.  Greatly appreciate you sharing and reinforcing this information ...
