Buyers looking for a new construction condo or town home near the beach in Carlsbad Village have a number of options.
Right now there is a lot of new construction in process, as well as condos and town homes that have just been built, offering a primary-home or vacation lifestyle in the Village near dozens of restaurants, shopping, and of course the beaches.

6 Things Buyers Must Know About Buying New Construction in Carlsbad
BEACHWALK is a community in the construction phase a couple of blocks north of Carlsbad Village Drive, and the next street over from the popular and artsy North State neighborhood.
There will be 14 3-story town homes with 3 bedrooms and 3 baths plus 2 car garages. There are 4 floor plans ranging from 1599 SF up to 1664 SF. I heard a rumor the prices start in the $900s but don’t quote me as the pricing has not been announced. Not sure when occupancy will be but perhaps by year end, maybe sooner.
CARLYLE CARLSBAD VILLAGE is a collection of 38 luxury homes – 33 single story condos, 2 3-story attached luxury town homes (with elevators), and 3 detached single family homes each offering with 3 floors of luxury living and an elevator. Brand new single family homes in the Village are a rather rare opportunity
Living spaces range from 1642 SF up to 3044 SF. The community is about 7 blocks to the beach and in close proximity to all the shopping and dining you could ask for. Prices have not been announced except they start in the $1 millions. It looks to me like homes will be ready for occupancy by the end of the year, perhaps sooner but we’ll see.
There are a number of town homes that are ready for occupancy that are recently built, in and just south of the Village, some with ocean views. Life by the ocean doesn’t come cheap but the most affordable is a small community of 16 town homes (some have sold I believe), with 2 and 3 bedrooms and 1092 SF up to 1565 SF. Prices start at $620K and homes are ready to move in once flooring is selected and installed.
Other condos and town homes in the Village include: a new single-story home with 1369 SF and 2 bedrooms and 2 baths in a 4-story elevator building (retail on the first floor) for $1,019,000, completed in 2019; a first-floor single story condo with about 2700 SF priced $1,899,000 to $1,999,000; and 3 luxury town homes just a block from the ocean with ocean views, offering 3 or 4 bedrooms, 3139 SF to 3359 SF and priced at $2,750,000 and $2,850,000.
