Hello my fellow real estate agents and Brokers. Have you ever wanted someone to host an open house for you, but didn't know where to turn to find a trustworthy agent? Agents, have you ever wanted to host an open house but didn't know where to turn to find agents who would be receptive to you?

Well look no further than Agents4Opens.com! This site, developed by Residential Real Estate Broker Ryan Huggins, solves the problem of connecting agents with listings in need of being held open. Listing agents who need a listing held open simply input their listing's information into our system and agents who are looking for a property to hold open can search for it and apply to hold it open. The listing agent has full control over reviewing the agents and choosing the one they want to host their listing open!

Agents 4 Opens has several key features that our competition does not:

  1. We are Brokerage agnostic. That means that so long as your Broker's policies allow it, you can search for and apply to host any company's open houses. This is especially great for agents with independent companies and smaller offices!
  2. We are not an "add-on" feature. We are a company and site completely dedicated to connecting agents with listings to hold open. We are not some add-on feature to an open house marketing system.
  3. Get to know who you're working with. We are the only site that not only allows listing agents to review the work done by the hosts, but also makes reviews an integral part of the process. If an agent has a history of leaving early, eating all the client's food or *gasp* trying to steal listings, you'll know about it when they apply and can avoid them. Likewise, if an agent has a history of doin a stellar job, you'll know this.
  4. We are completely free! Yes, that's right. Free as in "beer" and "food".
  5. Open house store. Need signs, promotional items, or supplies for your open house? We have a store that can connect you with the goods you'll need for your open house and more!

Hello Ryan - congratulations on your new added venture.  You mention competition in your post - is there any?  If so, I haven't heard of any such effort.  Good luck!

Thank you Michael.  There isn't much competition out there, but there is some.  I found two competitors, one that was a small part of a real estate coaching type program.  The other one is Keller Williams.  They have something called "Agent Connect" which is open only to KW agents.  The handful of KW brokerages that I looked at also had a website where agents from other companies could submit their listings to have KW agents host them.


 


I'm pretty sure this is not a widely known part of the KW software platform, since when I was pitching this to my local board, the KW agent on the committee had no clue her office (or KW in general) had this capability.

Yet I do not see value in having someone from a different brokerage hold one or our Team's listings open. An open house is an opportunity to sell the house, more likely to find buyer leads and even seller leads. We provide open house opportunities to our Team members and, beyond our Team, to other agents in our office in whom we have confidence. Other brokers will have to develop their own business.

Thank you for your response John Juarez.  This is great for smaller or independent brokerages.  This is especially true if you have more sellers that want open houses than you have licensees in your office!


 


Since even NAR says few homes sell as a result of open houses, I view them more as branding, marketing activities and a way to build a pipeline.  Additionally, "hold open houses for agents in your area" is the #1 piece of advice I've seen given to new agents here and in various networking groups I'm apart of.


 


Interestingly, I've had requests from agents with every "big name" local and national brokerage in town to hold my listings open over the years.
