winning ticketShhhhh!!!  Don't tell the IRS but I've got a winning ticket!  A ticket I can turn into dollars!

All I have to do is lift a finger.

And put it back down. 

Lots of repetitions on the keyboard.

But not just any repetitions will do the job if you want to print money.

You have to find the right combinations of keystrokes for YOUR market and YOUR skill set.

You'd like to accomplish more while doing less, right?  Who couldn't use more free time for doing the fun stuff instead of working more?

So how do you do that?

You look for the neglected parts of your market that have sufficient business opportunity to make it worth pursuing.

Ideally, that segment also beats the typical selling price for your market.  Look, I have no interest in trying to raid the luxury home market.  There's more than enough agents in my market who've already staked out and established that territory.  I'm not a name that's going to be known in the country clubs.

But...there's still plenty of worthwhile business to be done if you find the right places.

In my market, low maintenance living is a prime target for our blogging.  Patio homes, condos, landominiums and the like.  Throw in new construction for good measure and I've got a market segment that typically at least matches the median price for my market, and most often easily beats it. 

So blog post after blog post, digital breadcrumbs thrown to the wind, putting out the information to the potential buyers and sellers I want to attract.  Admittedly, the vast majority of what I attract are buyers, but some of those buyers need to sell too.  Today we closed a condo thanks to one of those blog posts about low maintenance living.  And those buyers have a home to sell that will be priced over 4x as much as today's purchase.  Downsizing is a good thing :)

So what segment can you choose?  Find it.  Learn it.  Blog about it.  Blog about it some more.  Eventually you'll have your own winning ticket :)

Hi Bill(and Liz too) - so what you're saying is that this "get rich quick" scheme you are promoting is really nothing more than some blood(figuratively, likely), sweat(not so difficult during August in some areas) and tears(more or less)? Ahh, there goes the easy money.  Once again...

True, I have NOT cut myself blogging yet.  I think I've picked up a flat tire cruising a new construction development for pictures.  I've had a sore shoulder from sitting at a laptop too long, and I've actually cried a few times (a VERY few times) while constructing a post about something very personal.  The money hasn't been easy, but it's been substantial.

Good analogy Liz and Bill Spear  and yes about niche marketing. Going after the smaller unique  niche piece of the market (basement homes, RV Garage homes, probate homes) etc does draw special buyers. Jeff

You have to love long tail blogging!  When the buyer finds your posts, they figure out that you know what you're doing and you're offering it to them.  No interviews, just a straight up "help me!" call from a client to be.

In other words, the biggest get rich schemes seem to benefit the ones selling them to agents that want one :)

There are niches I have no interest in.  Short sales for instance.  I hope I've done the last one ever in my career.  I don't enjoy them and there are better fits for my skill set.

The lessons learned today is there is no get rich scheme and that even with a winning ticket, you have to work hard for good results. Just bought my megabucks ticket with my morning iced tea. So fingers crossed il be on a beach tomm.

Bingo, your advice is spot on. I tend to agree about niche blogs attracting mostly buyers - that's been our experience too. But still, as you mention, some of them have to sell a home too.

Such good advice. I think everyone who works in a highly populated area should choose a niche and work it hard.

I couldn't do that when I was an agent, because with a small population there weren't enough sales in a year in any one niche, but I definitely believe in it.

Blogging certainly will add some google juice... The other winning ticket involves punching numbers as well... on your phone!!  fastest way to make it ring is to make some calls... people seem to forget that their phones are capible of making out going calls too.
