Month of August 2019 – A most interesting month, indeed. Unit sales volume jumped again to 54 properties sold, one of the highest we have ever seen. Sale Price and Median price however are both down 14.3% and 15.2% respectively. In fact, entry level prices were also down 10% to $180k. On an Average Price per sq. ft. basis, things were more a bit more modest with a 6.1% decline on to $159.5. It makes sense that as Sun City Texas become more affordable to a greater number of buyer’s, volume will increase. However, this kind of demand will inevitably push prices higher. Looking ahead to September 2019, there are 50 re-sale homes currently contingent or under contract/pending. It seems inevitable that we will have another big month of sales volume ahead of us. 

August YTD 2019 – A big month has pushed YTD totals to 347 properties sold, a 20.5% increase over prior year. Pricing is holding steady with Average Sale Price down just 1.7% and 1.6% on a per Sq. Ft. basis. Days on Market is still longer than expected, finishing at 81 days compared to 56 days in prior year.
